I once worked on two different homes in Toluca Lake. One had 12 bedrooms and 13 bathrooms, a pipe organ, a movie house for 50 complete with a movie editing room, on and on but what really stays in my memory is how cool the family was that build that place and called it their home. The same was true for two other people I met in Toluca Lake when working there. To me the people who livein Toluca Lake might make this home's value worth even more than it is listed for.
Don't know if you've noticed it or not, but the name 'Toluca' anything seems to carry more weight to property values lately. The close freeway you can barely hear from streets, but more importantly, they had named all sorts of adjoining neighborhoods 'Toluca' Something, take it miles and miles away from a lake that can only be seen by those with a house ON the lake. At the intersection of Magnolia Blvd. and Cauhenga, Blvd, on one corner it will say "North Hollywood Arts District, on another one, Toluca Woods and north of that is now Toluca Terrace. I guess there are worse things than having to tell people you live in 'Toluca Lake Adjacent'.
