In my humble opinion, what the people at New York Habitat have done is take this up many notches in sophistication. It is more than just a free report. The data and value is unique and makes them stand out. It is uber professional and probably gives them an edge when talking to property owners. I also think that understanding the data and its meaning also makes them more successful with renters.
